  RULES  

 

Final Adoption November 27, 2007


GENERAL

1.  Colonnades Condominium facilities (pool, clubhouse, tennis courts, shuffleboard, docks, pool tables, etc.) are for the sole use of owners, approved tenants, and authorized guests.

Colonnades Members Inc., acting through the Board, assumes no responsibility for any accident or injury in connection with such use of CMI property, or for any loss or damage to personal property.

 

Residents must advise their guests of our community requirements pertaining to the CMI common areas, and will be held responsible for their guests’ actions that cause added expense of repair to CMI property.

An authorized guest (s) of an approved adult tenant or owner is a day or overnight guest or relative.  Guests who are local residents may use the CMI facilities only seven times per year.

An absentee owner who has rented his/her apartment passes the privilege of using the recreational facilities to his/her tenants (s).  Both owner and tenant of a particular unit may not utilize the Colonnades recreational facilities except as provided below, for an absentee owner.

Absentee owner (s) (owner of record) may utilize recreational facilities by paying $250.00 per year (January through December).  This privilege, excluding marina usage, will be on a yearly basis only and is subject to annual review by the CMI Board of Directors for their approval.  This privilege may be terminated at any time by the CMI Board of Directors at their discretion and unused portions of the prorated amount paid in shall be returned to the terminated absentee owner.

 

2.  Any authorized guest under the age of 16 must be supervised by an owner or approved adult tenant when utilizing clubhouse facilities, pool, tennis courts, and shuffleboard and horseshoe areas.

3.  All rule infractions should be reported to the CMI Association Manager.  (See enforcement) For serious incidents requiring police help, use the emergency phone in the clubhouse or dial 911.

4.  (I) Only vehicles owned by Colonnades residents who are assigned a boat slip may park a vehicle in the boater's lane.  One vehicle per boat slip.  Colonnades decal should be visible.  (II) Said vehicle must conform to: Two-axle trucks, vans and cars which do not exceed 20 feet in length; no attached trailers; vehicle tires considered "standard" by the manufacturer; used solely for personal transportation; no commercial lettering. (III) Dock and boat service vehicles are allowed during normal business hours. (IV) Trucks will be allowed to park on CMI property across from Association 3 as well as in the storage yard.  (V) No overnight parking on CMI property\


         POOL

1.  Everyone using the pool must observe the State of Florida Board of Health rules posted in the pool area, and everyone must shower before entering the pool.

There is no lifeguard on duty at the pool.  All persons using the pool do so at their own risk.

No one with open sores or cuts is allowed in the pool.


Because suntan oil can become a problem at the pool, all sun bathers should take a shower before going into the water.  Sun Bathers using oils should cover the lounge chairs with protective towels.
2.  Children under 16 should be accompanied by owner or responsible adult.

3.  All pool users should be aware of lap swimmers and adjust accordingly.

4.  Running and rough play in and around the pool is prohibited. Harmless light balls, not interfering with other pool swimmers, are allowed as long as the users are not running. Scuba tanks are not permitted.  Life jackets, snorkeling equipment, and noodles are allowed.

5.  No glass containers or food are allowed in the pool area.  Food and eating is permissible inside the screened porch.  Trash cans are available in the porch area for all disposable items. 

6.  Umbrellas should be closed and secured after use to avoid damage by winds.

7.  Pool gate is to be kept locked at all times.  Pool hours are 8:00 AM to 10:00 PM daily.


TENNIS COURTS

1.  Only owners, authorized guests and approved adult tenants may use the tennis courts.

2.  Children under the age of 16 must be accompanied by an owner or an approved adult tenant.

3.  Tennis play must be limited to one hour when others are waiting.

4.  Gate must be kept locked when courts are not in use.

5.  No skating/skateboarding or bike riding allowed on tennis courts.

6.  Proper footwear should be worn.


CLUBHOUSE

The Colonnades Clubhouse was purchased as a part of the Recreational Area by all unit owners and is designated part of the common elements.  Since the cost of repair and refurbishing must be paid by the owners, we all should treat it as an extension of our homes.  Use of the clubhouse for Colonnades functions is encouraged, i.e. Association activities.  Such reservations for the exclusive use of the main lounge should be arranged with the office in advance and posted on the bulletin board located in the clubhouse. The event should be registered in the log book. The Billiard room shall be kept free for other unit owner’s use.

Bulletin boards have been marked and provided in the entry area and in the library; residents may post their notices on the bulletin boards in the proper area.   Any other public posting of signs, notices or photographs are not allowed except with permission of the Executive Board.

1.  No Clubhouse furnishings or equipment may be removed from the clubhouse for private use.

2.  Please turn off lights after use and LOCK ALL DOORS inside clubhouse.  The outside bathroom doors should stay open for bathers.

3.  No smoking is allowed anywhere in the clubhouse.

4.  Person(s) or organizations(s) authorized to use the clubhouse kitchen facilities are responsible for care and clean up.  Urns, coffee canisters, counters, stove, etc. shall be thoroughly washed.  Garbage must be disposed of in suitable bags and/or receptacles.  Furniture and equipment must be restored to their proper location.

5.  In the interest of security, clubhouse hours must be observed.  Unless special permission has been granted to change the opening and closing hours, under orders by the Executive Board of Directors, the designated times must be observed.  Your cooperation is appreciated and any requested changes should be brought before the Executive Board prior to the function that you will attend.

6.  Clubhouse hours are 8:00 AM to midnight daily.

7.  Proper attire must be worn in the clubhouse at all times, including the passage to the pool.  Shoes and tops must be worn. NO WET BATHING SUITS AT ANY TIME MAY BE WORN IN THE CLUBHOUSE.


PRIVATE USE OF THE CLUBHOUSE 

The main lounge only, not to include Billiard Room, may be reserved by individual unit owners for functions they host.  However, no industry, business, trade, occupation or profession meetings shall be conducted, maintained or permitted at this function.  An application must be submitted to the office.  Reservations must be approved by the Executive Board of Directors.

1.  The presence of the unit owner is required for the entire duration of the function.

2.  A refundable deposit of $100 is due ten days prior to the event. The deposit will be refunded if there is no damage to the clubhouse or appliances and if the cleaning rules are followed.

3.  A $25 donation per event will be charged to the unit owner and must be paid with a separate    check.

4.  Special occasions and activities may change the closing hours but only with the approval of the Executive Board.

5.  Clean up and trash removal is the responsibility of the unit owner at the conclusion of the function or by noon the following day.  The main lounge, restrooms and kitchen (if used) must be restored to their original condition.   Use of the dishwasher is permitted only after the responsible party has read the directions and signs for the responsibility of use and repair, if damage occurs.

6.  The unit owner is responsible for any damage to the rooms, furniture, carpeting, walls, stereo, etc.  Any damage will be repaired under the direction of the CMI Board of Directors and the unit owner will be assessed for the resultant charges.

7.  The number of guests shall not exceed 100 persons.  Since CMI parking is limited to four spaces beside the shuffleboard courts, unit owners should take this into consideration when issuing invitations.


8.  The Colonnades Condominium is an adult community.  Activities are scheduled for adults.  Therefore, each guest under 16 years of age must be accompanied by a responsible unit owner.


9.  All functions must be over by 12 Midnight with the exception of New Years Eve.

 POOL TABLES

1.  Pool tables are for ADULT use.  Minors 16 years of age may play with adult owner or approved adult tenant.

2.  No Children under the age of 13 may use the pool tables.


EXERCISE EQUIPMENT

Colonnades Members, Inc. acting through the Board, assumes no responsibility for any accident or injury in connection with use of the exercise equipment.

The use of fitness equipment is at your own risk.

Persons under 16 years of age are not permitted to use the fitness equipment at any time.


SHUFFLEBOARD

1.  Courts should be used only for its intended purpose.

2.  All equipment should be returned to storage building, and locked.


PETS

1.  PETS ARE NOT PERMITTED ON CMI PROPERTY EVER, UNDER ANY CIRCUMSTANCES.

2.  All pets running loose will be reported to the city animal control.

 

ENFORCEMENT

All infractions of these rules should be reported to the office in writing listing the name of the owner or tenant, the infraction and the time and day of the infraction.  A letter of the first infraction will be sent from the CMI Association Manager to the unit owner.  After the second infraction, the unit owner will be asked to meet with our manager.  After the third infraction, a fine of $50 will be levied with a $50 fine for each additional infraction.   A lien will be placed against the unit for non-payment of fines. If property manager is on site, he/she should address infraction immediately.
